GENERAL DESCRIPTION


The property comprises two enclosures of arable land located on the south side of King's Dyke and immediately to the north of the Whittlesey to Peterborough railway line.


The fields are shown as enclosure numbers 1264 (0.959 of an acre) and 1267 (2.520 acres) on the 1926 edition of Ordnance Survey County Series Sheet Cambridgeshire XIV:3 and have a combined area of 3.479 acres (1.407 hectares), or thereabouts, as shown within the boundaries verged red on the identification plan.


The land has not been cultivated for some time and is in a semi-derelict condition.


SERVICES


No mains services are connected to the land. 


OUTGOINGS


Neither the Middle Level Commissioners nor the Whittlesey Internal Drainage Board are levying drainage rates on the land at the present time, but this may change when the land reverts to agricultural use.


GENERAL CONDITIONS OF SALE


The sale of the vacant possession freehold will be subject, inter alia, to the following conditions of sale:-


1. Contract.


2. The person whose offer is accepted will be required to give an undertaking to make a  contribution of £3,000 (three thousand pounds) plus VAT towards the Vendor's solicitors and agents' fees. (Please note that this is in addition to the price agreed to be paid for the purchase of the land


3. The Vendor does not bind itself to accept the highest, or any, offer submitted.


4. The person whose offer is accepted will be required to exchange contracts within 28 days of the draft being submitted to the Purchaser's solicitor.


5. In the event of the proposed Purchaser failing to exchange contracts within 28 days of the draft being sent out by the Vendor's solicitor, the Vendor reserves the right to remarket the land and/or accept an alternative offers if he so chooses.


6. Completion of sale is to take place not less than 14 days after exchange of contracts if so required by the Vendor.
