Offers must be submitted in a sealed envelope (clearly marked “Offer for Great Gidding Glebe Paddock” on the back) to arrive at our office at 37 Broadway, Peterborough, PE1 1SQ by no later than 12 noon on Thursday the 21st September 2023;

Offers must be for a fixed amount (offers of, for example, “£250 in excess of any other offer received” will not be considered);

The offer form must be completed in full as partially completed forms may be disregarded;

The Vendor does not bind itself to accept the highest, or any, offer submitted and all those who submit offers will be notified of the Vendor's decision by post or E-mail at the earliest possible date.

NOTES

1. The land is traversed by a public footpath leading from Luddington Road to the churchyard, the approximate route of which is shown on the sale plan.

2. The land is currently occupied on a seasonal grazing licence which runs from the 1st April to the 30th November 2023.

VIEWING

CONDITIONS OF SALE

The sale of the vacant possession freehold of the property described in these particulars will be subject, inter alia, to the following conditions:-

Contract.
The approval of the purchase price by The Ely Diocesan Board of Finance and compliance with the requirements of the Church Property Measure 2018.

The property shall be used for agricultural and/or grazing purposes only and nothing shall be done, suffered or permitted on the property which is, or may become, a nuisance annoyance or disturbance to the Vendor and its tenants or occupiers of its nearby property or to the Minister for the time being conducting or the congregation attending divine service or other functions in the adjoining St Michael's parish church or the churchyard surrounding the same.

No buildings (other than non-commercial stables) shall be erected or placed thereon or any part thereof nor shall any spirituous or fermented liquors at any time be sold in or upon the property or any part thereof.

The sale will be subject to a claw-back clause whereby in the event that planning permission is granted and the land is used for purposes other than the permitted use under Condition 3 above within 79 years from the date of completion of sale, the Vendor will be entitled to receive an additional payment equivalent to 75 per cent of the difference between the value of the land for the permitted use and its value for the proposed alternative use.
