In the majority of cases we will meet you at the property to
accompany your viewing. Occasionally the Landlord may conduct the viewing.
You will need to complete an application form. When you submit the
application form we ask you for a letting fee, proof of identity and proof of residency.
The letting fee is currently £120.00 for a single application and £180.00 for a joint application.
In addition a pre-tenancy deposit of £100.00 is payable on application.
Should we require a guarantor there is no additional fee for the first guarantor application
Once your completed application form, proof of identity, proof of residency,
pre-tenancy deposit and letting fee have been received, we will consult with the Landlord and
thereafter start the referencing process. This process normally takes 5 - 7 working days.
Please be sure to advise all your referees that a reference will be sought
A deposit will be required on all lettings.
The deposit is usually a sum equal to the rent plus £100.
On termination of the tenancy and subject to all rents due being paid and the property having been left in a satisfactory condition,
we will endeavour to return your deposit to you within 3-5 working days. Jolliffe Daking LLP is a member of the Tenant Deposit Scheme (TDS) which has been introduced to ensure that tenancy deposits are securely held and that
disputes about their return are resolved quickly, cheaply and fairly.
The majority of properties are let on Assured Shorthold tenancies with an initial fixed term of six months.
Neither tenant or landlord can break the agreement prior to the expiration of the initial fixed term,
however subject to all parties agreement, the tenancy can continue after the fixed term until either party gives the required notice,
which is one month by the tenant and two months by the landlord. All notices must run from a rent day.
A schedule of condition of the property is prepared together with an inventory of the contents.
This is given to you on signing the agreement and you are asked to check it on taking occupation.
We ask you to return a copy to us.
Once the referencing process is complete and a start date for your tenancy has been agreed, we will ask you to call at our office
on the commencement of your tenancy to sign the Tenancy Agreement and other documentation and at this
time to pay the rent and deposit. The first payment of rent and deposit must be by banker’s draft.
Thereafter payments are by standing order.
Once you move into your new home you will need to arrange for all the utilities to be changed to your name.
During the life of your tenancy, we will call upon you by arrangement during the first
7 days and three monthly thereafter. The purpose of these visits are to check that all is well with the property and to
give you an opportunity to discuss with us any issues that may have arisen.
During your tenancy you should report any items of maintenance to Jolliffe Daking LLP.
However, you are responsible for minor items of maintenance and repair in keeping with the following:
Warren - v - Keen 1953: the Court of Appeal identified the tenants obligations regarding "tenant like manner" as
"The tenant must take proper care of the place. He must, if he is going away for the winter, turn off the water
and empty the boiler. He must clean the chimneys when necessary, and also the windows.
He must mend the electric light when it fuses. He must unstop the sink when it blocks with his waste.
In short he must do little jobs around the house which a reasonable tenant would do. In addition, he must see that
his family and guests do not damage it. If they do he must repair it."
When your tenancy comes to an end, we will ask you to return the keys to the property on the last day of your tenancy.
Thereafter we will carry out an end of tenancy inspection of the property and subject to all rents due being paid
and the property having been left in a satisfactory condition,
we will endeavour to return your deposit to you within 3-5 working days.
